Bishopsgate Goodsyard, London

In December 2020, the Mayor of London approved plans to transform the Bishopsgate Goodsyard site into an exemplary mixed-use urban quarter that will help drive the recovery and growth of Shoreditch and London over the next decade.

The plans will provide 500 homes, with 50% affordable, as well as 1.4 million sq ft of workspace, including one of the largest single contributions of affordable workspace of any development in London.

The masterplan, designed by architect FaulknerBrowns, includes a high line-style elevated public park sitting on top of the restored historic railway arches that will provide a series of connected gardens, terraces and walkways, with a wide variety of biodiversity, including trees and planting. This will be one of the largest new parks in central London.

All heritage assets on the site will be fully restored, including the Grade II-listed Oriel Gateway and the Braithwaite Arches, which will become home to new retail and hospitality providers, with the opportunity within the scheme for emerging and independent businesses.

The development, which will be car free and provide over 3,000 cycle spaces, also includes two new flexible culture and arts buildings, one in Hackney and one in Tower Hamlets, with a destination cultural building on Brick Lane and a new exhibition space located within the arches on London Road.

Upon completion, the scheme will make a significant contribution to the local area and London, supporting over 11,000 jobs and contributing around £540m to the economy each year, as measured in Gross Value Add (GVA).

Dublin Central, Dublin

In June 2021, Hammerson unveiled a proposal for the regeneration of an important 2.2 ha (5.5 acre) site in Dublin’s north inner city to include a fully integrated Metrolink station for O’Connell Street.

The entire masterplan area, known as Dublin Central, represents an opportunity to appropriately regenerate a historic part of Dublin, while ensuring its long-standing traditions and important heritage can be retained and celebrated. Masterplan proposals include two new public squares, new pedestrian routes and the restoration of historically important laneways. It ensures the area around Nos. 14–17 Moore Street, a National Monument due to its role in the Easter Rising, is appropriately restored as part of this landmark destination.

Three, out of six, planning applications for the proposed mixed-use development have been submitted to Dublin City Council to date, with more to follow in the coming months. These initial applications comprise lands situated on the west side of the site and include residential, hotel, retail, restaurant and café and cultural uses.

The wider Dublin Central masterplan area, with almost 200m of continuous frontage on O’Connell Street Upper is bounded by Parnell Street to the north, Moore Street to the west and Henry Street to the south and includes proposals for:

  • 94 new homes with high-quality resident amenities

  • 8,000 sq. m. of restaurants, cafes and shops

  • 44,000 sq. m. of flexible, carefully-designed workspace

  • Up to 210 hotel rooms

  • A new public gallery and café use

An award-winning design team has been appointed, led by ACME, including several renowned Irish architectural practices, creating a rich mix of international and local design expertise to best reflect both the status and sensitive nature of the site.

Martineau Galleries

The site forms a significant part of Birmingham City Centre, with strategic links to the wider area, including the High Street which links Martineau Galleries to the Bullring Estate. The scheme will deliver a new neighbourhood that extends the High Street, and embraces key future connections, including train, tram and bus networks and the proposed Curzon Street station and metro extension, creating a natural flow through the city.

Plans for the site, which currently includes The Square Shopping Centre, King’s Parade and Dale End (High Street) car park, have been designed to continue Birmingham’s ambition for growth and further strengthen the city’s position as one of the leading centres for business, leisure and living in the UK. Approximately 350 full-time construction jobs will be created per year over the life of the demolition and construction phases of the project. Once completed, the development will support around 8,000 new full-time jobs on site, across the office-space, restaurants, and cafes.

Following a public consultation, in which 85% of consultees supported the proposed masterplan, the plans where submitted and subsequently granted consent by Birmingham City Council in January 2020.
